Willows Lodges Build Specification

Each and every one of our luxury lodges / annexes are built with the same level of care and attention to detail, ensuring that your new annexe is the home of your dreams. So here is a summary of what is included in the price of your lodge as standard.

Your lodge / annexe includes a myriad of finishes and styles to make your new home totally bespoke to you. We have selected what we consider the best fixture finishes for you, however, if you want something totally different that is not a problem.

GROUNDWORKS & FOUNDATIONS

  • Your annexe will be built onto a Plinth foundation system.
  • The first 15Mtrs of service run for Water, Power, and sewerage.
  • A suitable soakaway for the roof runoff surface water will be dug into the garden.

Lodge Exterior

  • External cladding Marley Cedral Weatherboard [cement fibreboard] in a variety of colours.
  • Flat and Pent roofs are finished with an EPDM synthetic rubber membrane.
  • Pitched roof lodges will be tiled with Marley Cedral Rivendale “slate” fibre board roof tiles.
  • White PVC “A” rated energy efficient windows & doors with chrome handles.
  • Composite decking landing stage and steps to the external doors.

Lodge interior

  • Walls and ceilings, painted with Dulux Diamond [washable] matt emulsion in a variety of colours.
  • The finished flooring is Evo-Core Premium Vinyl plank flooring in a variety of finishes.
  • Internal doors are all oak veneer finished in a choice of 2 styles.
  • Chrome finished light switches.

Lighting / Heating / hot water

  • Lighting is a combination of LED down lights and ceiling pendant lights, with Feature Under wall unit LED lights in the kitchen.

  • Heating is provided by the exceptionally energy efficient Rointe D Series [app controlled] electric radiators.
  • The hot water tank is either an 80 or 150Litre Rointe energy efficient hot water tank.
Tempest bedroom 2

Bedrooms

  • Bespoke built wardrobes with sliding doors in a variety of finishes, or as open walk-in wardrobe dressing areas.
  • Bedside wall-mounted light fittings and plug sockets with USB charging points.
Glasshouse Bathroom 1

Bathrooms

  • Low lip walk-in showers with either sliding doors or a fixed screen, with an overhead rainfall shower.
  • Tile boarded in the shower area.
  • Sink on a vanity unit with a mirrored wall mounted lit vanity cupboard with shaver point.
  • Comfort height WC with a soft close seat

Kitchens

  • Howdens Joinery fitted kitchen in a choice of 2 distinctive styles, in a variety of colour finishes.
  • Square edge work tops with matching backboards in a selection of finishes, plus under wall unit LED feature lighting.
  • Fitted appliances including, fan oven, microwave, induction hob and extractor, fridge freezer, & dish washer, a white ceramic or composite granite 1.5 bowl sink with a chrome swan neck mixer tap.
